Analisis pilihan strategi dan pengaruhnya terhadap kinerja manajemen pengembang perumahan di Kota dan Kabupaten Malang

This research aimed at analyzing the use of Generic Strategy both pure or combination used by both the house with type above 70 and under 70 and analyzing the difference of performance measured with probability, quality, effectiveness and efficiency between generic strategy in pure form and combination form used by housing developer both type above 70 and under 70 at Malang City Regency. Sampling technique used in this research is saturated-sampling. Samples comprised of 72 respondents coming from 3 managers from 9 developers type 70 and above and 3 managers from 15 developers type 70 and under. The analysis methods used in this research were cluster analysis and t-test match paired analysis. The result of this research showed that the amount of developers type 70 and above and type 70 and under at Malang City and Malang Regency using PorterÂ’s generic strategy in the form of combination is higher that the developer type 70 and above and type 70 and under using PorterÂ’s generic strategy in pure form. While if viewed from the performance measured with quality and effectiveness, there were no significant difference between the developer using pure and combination form of PorterÂ’s generic strategy. The implication of this research is that the developer using pure strategy in applying their strategy need evaluate their human resource, even it is also need additional professional human resource in implementing the strategy they chosen. This is performance to increase their sale, control the operational cost, administration cost and production cost so that the developer will be able to increase their capability in making more profit.
